Management Service
At DNG Lettings we are committed to providing a comprehensive management service:

Monthly rent collection. The standing order is set up directly from the tenants account to the DNG Gillespie Lowe bank account.

Issuing of monthly remittance via our letting software landlord portal.

Notifying landlord about late rents or arrears and taking appropriate action.

Deduction of with-holding tax for nonresident landlords (when applicable).

Being the first point of contact for the tenants. The landlords contact details will not be provided to the tenants.

A dedicated account manager is assigned to each property. The tenant will be aware who their account manager is.

Fielding all maintenance issues from tenants. We will liaise with the landlord and when applicable send out the relevant trades men to rectify the situation. The individual trades men will issue invoices to us and these ills will be paid on the collection of the next monthly rent. A 24-hour emergency maintenance number is provided to every tenant.

We generally hold security deposit during the course of the tenancy. If the landlord requests this we can forward directly to them.

Additional spare keys are held by DNG Gillespie Lowe Lettings for each managed property. The keys are available on request from either the Landlord or tenant during the course of the tenancy.

Regular interval Inspections. The inspection will take the form of a pre-arranged appointment with a member of our management team and your tenant. A written report and a full catalogue of photographs will be taken on the day. This report will then be sent directly to the landlord.
